Sallanches occupies a rare position in the Arve valley: the town concentrates the services — hospital, TER railway station, secondary schools, large retail, business park — while staying around twenty minutes from Megève and from Chamonix alike. That explains the structure of its market: a great many apartments, lived in year-round by people working in the valley, and a limited number of houses, which are much sought after.
The commune has 17 319 inhabitants in the 2023 edition of the INSEE census. That size supports rental demand: the reference rent reached 15,52 € per m² per month for an apartment in 2025 (French Ministry of Housing).
