What these figures say

Three readings, if you are selling

× 2,8
between two neighbouring communes
An apartment is worth 3 384 € per square metre in Passy and 9 615 € in Megève. That is why a valley average means nothing, and why a valuation has to be done commune by commune.
DVF (DGFiP), 2024-2025
338
sales a year in Chamonix-Mont-Blanc
This is the most active market in the table. Volume matters as much as price: in a commune where little changes hands, a property priced wrong sits in the window for months.
DVF (DGFiP), 2024-2025
4 262 €
per m² for a house, at the low end
Against 14 706 € at the high end. The gap is wider for houses than for apartments: a house is the property type whose value depends most on its commune.

Why we do not publish a valley average

An average between Passy and Megève would describe a commune that does not exist. It would tell an owner in Passy their property is worth more than it is, and an owner in Megève that theirs is worth less. We would rather publish the eight rows and let each owner read their own.

Frequently asked questions

Price per square metre

Published as FAQPage structured data, with the figures and their source inside each answer.

What is the price per square metre in the Pays du Mont-Blanc ?+

There is no single figure: from 3 384 € per square metre for an apartment in Passy to 9 615 € in Megève, a factor of 2,8 between two communes twenty minutes apart. For houses the range is 4 262 € to 14 706 € per square metre. These are completed sale prices, taken from the French tax authority DVF register for 2024 and 2025.

Which commune is the cheapest ?+

Passy, at 3 384 € per square metre for an apartment and 4 262 € for a house, with around 134 homes sold a year. This is the lower valley, about twenty minutes from Chamonix: someone working in the upper valley can buy considerably more space here without leaving the same massif.

Where do the most homes change hands ?+

Chamonix-Mont-Blanc, with around 338 sales a year out of 1 468 across the eight communes compared. Volume matters as much as price when you sell: in a commune where little changes hands, a property priced wrong at the outset sits in the window for months.

Are these asking prices or completed prices ?+

Completed prices. They come from the DVF register published by the French tax authority, which records transfers registered with the notaire — the public official who completes every French property sale. An asking price is an intention; a DVF price is a concluded transaction. The gap between the two is exactly what a serious valuation has to anticipate.

How do I find out what my property is worth ?+

A commune median gives you an order of magnitude, not a value. Floor level, aspect, view, condition, energy rating and service charges move the price by tens of thousands of euros within the same building. We visit, then give you a written, costed valuation, free and without obligation.

Your commune, your property, a written figure

A table gives you the trend. Only a visit gives you a price. The valuation is free, written and without obligation.
