Chamonix property prices per m²: what an apartment or a house is worth

Updated 17 October 2026 · 2 min read · Swixim Sallanches

On sales completed in 2024 and 2025, the median price of an apartment is 9 583 € per m² in Chamonix and 7 407 € in Les Houches; for a house it is 13 810 € in Chamonix and 8 788 € in Les Houches. An apartment therefore costs 23 % less per square metre in Les Houches. Here is what these figures mean, and what they do not, whether you are selling or buying.

Source: DVF register (French tax authority), median prices per m² on sales completed in 2024 and 2025; sales a year = yearly average of apartments and houses. Data checked in October 2026. Second homes: INSEE, 2023 census.

Why the median is not your property’s price

A median is the middle price: half the sales were below it, half above. It takes no account of the floor, the aspect, the view, the condition, the energy rating or the distance to the lifts. In Chamonix, where 69 % of dwellings are second homes, whether the property can be let also bears on its value. Two neighbouring apartments can sit well away from the median.

Where Chamonix and Les Houches sit in the valley

For an apartment the median price per m² runs from 3 384 € in Passy to 9 615 € in Megève; Chamonix is among the most expensive communes in the valley and Les Houches a step below. Our commune-by-commune price comparison gives the full detail.
