Saint-Gervais-les-Bains brings together a mountain village, a spa town and direct access to the Evasion Mont-Blanc ski area. With 5 755 inhabitants and 5 109 € per square metre for a flat, the commune sits midway between valley-floor prices and those of Chamonix.
Every figure on this page comes from a public source, named and dated. We do not publish an « average price observed by our agency » without saying where it came from.
This is the single most important thing to know before buying or selling here: it decides how rare your property is, and therefore how long it takes to sell and how much room there is to negotiate.
Annual average of sales completed in 2024 and 2025, the two most recent years available in the French national sales register.
French land value register (DVF, DGFiP), transfers recorded as « Vente » (sale), commune in Saint-Gervais-les-Bains (74236), 2024 and 2025.
Median price per square metre of completed sales. The median splits the market into two equal halves, so it holds up far better than an average when a few exceptional properties are in the mix.
They are the reason Saint-Gervais-les-Bains sells all year round, and not only in season.
The end of the line from Annecy and Geneva, and the departure point of the Tramway du Mont-Blanc.
The ski area linked to Megeve and Combloux, from Le Bettex.
The spa establishment at Le Fayet, open all year.
The centres of Saint-Gervais and of Le Fayet, with schools and services.
The commune is organised around two distinct centres: Le Fayet, on the valley floor, around the station and the thermal baths; and the village of Saint-Gervais, higher up and turned towards the ski area. The high hamlets — Le Bettex, Saint-Nicolas-de-Veroce — form a third market, rarer and more expensive.
The median price of a flat reaches 5 109 € per square metre, and of a house 7 209 € (DVF, 2024-2025 sales). The gap with the valley floor is explained by access to the skiing and by the proportion of second homes.
For a seller, demand is seasonal but solid. For a buyer, the commune gives access to the Evasion Mont-Blanc ski area at an appreciably lower price than Megeve, on the same slopes.

The median price is 5 109 € per square metre for an apartment and 7 209 € for a house, based on sales completed in 2024 and 2025 and recorded in the French tax authority's land value register (DVF). These are completed prices, not asking prices.
Over 2024-2025, 403 apartments and 100 houses changed hands, around 252 sales a year. Apartments dominate, which makes a house a scarce asset here — and scarcity works in the seller's favour.
The 2025 reference rent is 18,15 € per square metre per month for an apartment (French Ministry of Housing), in a commune of 5 755 residents. Your actual return then depends on the purchase price, the service charges and the tax treatment you choose. We go through those figures with you rather than quote a headline yield.
