The energy rating

Since the phased ban on letting the least efficient homes, an F or G rating is negotiated on. A buyer now prices the works before making an offer.

The view and the aspect

An open view of the Mont-Blanc massif, a south-facing balcony: in this valley those are the two things that push offers up fastest.

The works to expect

Kitchen, bathroom, windows, roof. A buyer rarely deducts the real cost: they deduct the cost they imagine, which is usually more. Anticipating it heads off the negotiation.

The co-ownership

Service charges, works voted through, the reserve fund, any proceedings under way. Repointing voted but not yet paid for changes an offer by several thousand euros.

The actual floor area

Carrez (the legally measured floor area), habitable area, footprint, undeclared converted lofts: the gap between what is advertised and what is measured is common.

Parking
