There is no single figure: from 3 384 € per square metre for an apartment in Passy to 9 615 € in Megève, a factor of 2,8 between two communes twenty minutes apart. For houses the range is 4 262 € to 14 706 € per square metre. These are completed sale prices, taken from the French tax authority DVF register for 2024 and 2025.
Passy, at 3 384 € per square metre for an apartment and 4 262 € for a house, with around 134 homes sold a year. This is the lower valley, about twenty minutes from Chamonix: someone working in the upper valley can buy considerably more space here without leaving the same massif.
Chamonix-Mont-Blanc, with around 338 sales a year out of 1 468 across the eight communes compared. Volume matters as much as price when you sell: in a commune where little changes hands, a property priced wrong at the outset sits in the window for months.
Completed prices. They come from the DVF register published by the French tax authority, which records transfers registered with the notaire — the public official who completes every French property sale. An asking price is an intention; a DVF price is a concluded transaction. The gap between the two is exactly what a serious valuation has to anticipate.
